Fees & Pricing
How are your management fees structured?
Our management fees are based on factors like property size, rent level, difficulty of property maintenance, and the amount of time necessary to maintain the property. We charge lower management fees than most other companies in the Rogue Valley. Contact us for a specific quote on your property.
Do you mark up repair and maintenance costs?
No. We bill owners exactly the invoice price for any repairs, maintenance, and supplies. Many other property managers mark these up. We do not. You pay what the contractor charges, nothing more.
Services & Operations
How often do you inspect properties?
We personally inspect every property monthly at a minimum. Regular inspections let us catch small problems before they become expensive ones, and they keep the property in top condition for both owners and tenants.
What types of properties do you manage?
We manage residential, commercial, and industrial properties across the Rogue Valley including Medford, Ashland, Talent, Phoenix, Jacksonville, and surrounding areas. Single-family homes, multi-unit, retail, office, and industrial.
What happens if there is an emergency at my property?
We are available 24/7 for emergencies. When a pipe bursts at 2 AM, you do not have to deal with it. We do. We have trusted contractors on call who respond quickly.
How do you handle maintenance requests?
Tenants submit maintenance requests through the online portal or by contacting us directly. We assess the issue, dispatch the right contractor from our trusted network, oversee the work, and make sure it is done properly. Owners are billed the exact invoice amount with no markup.
Tenants
How do you screen tenants?
We meet all prospective tenants face-to-face at the property. We run full background checks, credit checks, verify employment and income, and check rental history. Meeting people in person tells you a lot that a computer screen does not.
How do tenants pay rent?
Tenants can pay rent online through our tenant portal. They can also view their balance, submit maintenance requests, and manage their account online.
Owners
Can I see financial reports for my property?
Yes. Owners have access to the owner portal where you can view property performance, maintenance requests, financials, and detailed reports on occupancy, rent rolls, and budgets.
Do you help with setting the right rent price?
Yes. We conduct a market rent analysis to make sure your property is priced competitively. The right price means less vacancy time and better quality tenants. We know the Rogue Valley rental market inside and out.

What areas do you serve?
We serve the entire Rogue Valley in Southern Oregon including Medford, Ashland, Talent, Phoenix, Jacksonville, and the surrounding areas. Our office is located in Medford.
How long has Southern Oregon Property Management been in business?
Carolyn Shaw-Straus has been a property owner and manager in the Rogue Valley for over 40 years. She started Southern Oregon Property Management at the request of property owners who were looking for competent, reliable, professional management for their properties.
