Southern Oregon weather is beautiful most of the year, but it is not gentle on buildings. The Rogue Valley sees hot, dry summers that push HVAC systems hard and create fire risk. Winters bring freezing temperatures that can burst pipes if properties are not prepared. And everything in between tests roofs, gutters, foundations, and landscaping.

We deal with this by being proactive instead of reactive.

Before summer hits, we check HVAC systems, clear debris from around properties, and make sure landscaping is not creating fire hazards. We remind tenants about fire safety and make sure smoke detectors and fire extinguishers are current.

Before winter, we check insulation on exposed pipes, inspect roofs and gutters, test heating systems, and address any drainage issues. A frozen pipe that bursts inside a wall can cause $20,000 in damage. Wrapping exposed pipes costs almost nothing.

Throughout the year, our monthly inspections catch the things that weather does to a building over time. A loose gutter that is not fixed before winter becomes a water damage problem. A cracked window seal lets in moisture. A tree branch too close to the roof becomes a hazard in a windstorm.

We also keep close relationships with contractors who can respond quickly when weather does cause damage. In the Rogue Valley, you cannot always wait a week for a roofer after a storm. Our contractors prioritize our calls because they know we bring them consistent work year-round.

This is what hands-on management looks like. It is not glamorous, but it is the difference between a property that holds its value and one that slowly deteriorates.
